Third Quarter 2026
Stronger Rent Growth and Disciplined Development Support Gradual Stabilization
Atlanta’s office market continues to demonstrate signs of stabilization, with annual vacancy improving and rent growth gaining momentum. Overall vacancy declined 40 basis points year-over-year to 22.0%, while asking rents increased 1.5%, nearly doubling the prior year’s growth rate. Although quarterly net absorption remained negative at 848,394 SF, occupancy losses moderated from the same period last year, suggesting a more measured pace of contraction.
Leasing activity totaled nearly 2.0 MSF, reflecting continued tenant demand despite slower transaction volume. Class A properties accounted for the majority of occupancy losses, underscoring uneven performance across building segments. Meanwhile, a reduced construction pipeline limits future supply pressures. Elevated vacancy and selective leasing remain challenges, but improving annual fundamentals and restrained development provide a foundation for continued stabilization.
Stronger Leasing Activity Supports Future Supply Absorption
Leasing activity and net absorption both improved year over year in the third quarter, signaling stronger space take-up even as conditions vary by submarket and property type. Net absorption reached 3.3 million square feet, compared with 2.5 million a year earlier, while leasing activity rose to 15.6 million square feet. These gains suggest active tenant demand, but vacancy remained unchanged at 9.2%, showing demand has not yet offset available supply.
Deliveries increased to 3.7 million square feet, and 17.5 million square feet remained under construction, adding to the near-term supply challenge. Asking rent growth held at 1.8% year over year. With leasing and absorption stronger than a year ago, continued demand will be important to how the market works through its expanded pipeline.
