Oakmont Commences 484,323 SF Infill Logistics Center in Kennesaw, Georgia

 Atlanta, GA – Atlanta-based Oakmont Industrial Group has broken ground on a 484,323 square-foot state-of-the-art cross-dock logistics center in Kennesaw / Cobb County. The project, Oakmont Cobb International, is situated on 35 acres within Cobb International Park, an established business park conveniently located just minutes from I-75 and Highway 41 (Cobb Parkway). This infill site represents the last major development parcel in the park and is well positioned to serve Cobb County and Metro Atlanta, as well as the Southeastern Region. 

Vincent Aglialoro, Oakmont’s Vice President of Investments noted, “Oakmont Cobb International offers a premier infill location within Atlanta’s Northwest submarket and is the only speculative industrial building of its size to be developed south of Lake Allatoona in over 20 years. This cross-dock warehouse will present users with a unique opportunity to obtain a large-scale footprint with close proximity to the affluent neighborhoods of Cobb County, providing for unparalleled access to rooftops and “clicks” in an ever-increasingly ecommerce-driven sector.” Aglialoro added, “Ecommerce and the associated secular shifts in consumer shopping patterns have changed the face of the industrial real estate sector, creating significant tailwinds from which the industrial asset class has flourished in recent years, and we anticipate that this trend and resulting robust tenant demand will continue in the coming years.” 

Oakmont closed on the infill site on January 15, 2021 and immediately commenced construction, with building completion anticipated in December 2021. Oakmont is developing the project through its programmatic joint venture with Pacolet Milliken, a family-owned investment company based in Greenville, South Carolina. Oakmont’s experienced Atlanta-based construction and design team includes The Conlan Company as general contractor, Randall-Paulson Architects, and Eberly & Associates as civil engineer. Regions Bank is providing construction financing for the project. In addition to Oakmont Cobb International, Oakmont is also underway with a 468,000 square-foot building off Hartman Road in the I-20 West submarket of Atlanta – these two new projects represent Oakmont’s 13th and 14th buildings in Cobb County since 1997. 

Oakmont Cobb International is being developed on a speculative basis and will offer a full suite of best-in-class design specifications providing the flexibility and function sought by today’s sophisticated ecommerce, logistics and distribution users – these specifications include 40’ minimum clear height, cross-dock loading offering 103 dock-high loading doors, an enhanced 7” Ductilcrete® floor slab system, 70’-deep loading bays, and expansive full-concrete truck courts (up to 240’ deep) providing for up to 147 trailer storage spaces. The project offers generous circulation drives separating autos and trucks, provisions for multiple guard houses and the ability to secure the site for both single-tenant and multi-tenant scenarios. Additionally, the project provides a “Flex Lot” at the north end of the building, which will provide additional function and flexibility 

 Atlanta’s Northwest industrial submarket has seen an uptick in bulk development activity in recent months, however this activity has been centered in Bartow County, 25 miles further north on I-75. At the end of 2020, 

the land-constrained Northwest industrial submarket had a vacancy rate of 5.1% (per CBRE research), one of the lowest vacancy rates among Atlanta’s major industrial submarkets.
